In addition to the Civil Engineering for this project, MASS had the opportunity to provide Conceptual Architectural Design Services for the proposed 4,800 s.f. dual tenant retail building for a client in Alpharetta, Georgia. The building was designed to meet the local jurisdiction’s overlay district guidelines. The Client was working with Starbucks as a potential tenant and the building design was modified to meet their corporate prototype requirements.

MASS assisted this client by designing a Tenant Up-Fit for a new location in Marietta, Georgia. The team created architectural and engineering drawings for use in obtaining a building permit and for construction. In coordinating with the contractor, they performed site visits during the construction which was completed on a fast-track basis.

MASS provided this client with Architectural Design services for the renovations and building addition to an existing 1,200 s.f. retail building. The 500 s.f. building addition increased the potential sales area and added a secure office space for the Client’s daily operations The team conducted field measurements and observations, prior to producing drawings for use in obtaining a building permit with the county. MASS Engineering completed the Architectural Drawings and a brief Summary of Work for all mechanical, electrical and plumbing for this small project to satisfy the building department requirements.

MASS is BIMBO Bakeries National Engineer and Architect for Project Planning and Project Management for all projects across North America. MASS evaluated this site in 2013 for repositioning a Bakery Line that was no longer active and repositioned the Southern portion of the bakery into a state of the art 134,000 sf Distribution Facility. MASS performed the following duties on this project: Site Evaluation, Master Site and Building Planning, Construction Budgeting for Client funding approval, 30% Design Plans for Contractor Pricing, Contractor Bid and Selection and award Process, Design Plan Review, Construction Oversight, Add-Service Review and Approval for Client, project close-out and 1-Year Inspection.

MASS has been involved in this 65+ acre project since it was initiated in 2007 through multiple rezoning’s, variances, Development of Regional Impact Studies and traffic studies. The team worked with multiple land developers to design and oversee the construction of different potions of this project. MASS performed Conceptual Site Planning, Traffic Roadway Design along Fischer Road and State Route 34/54, Master Hydrology Study Design and Retention Pond Design, Mass Grading Plans and Utility design. Among the build outs that MASS has designed include: a 162-Unit Assisted Living Community, NCG Cinema Movie Theater, and Multiple Outparcel Developments.

MASS was involved in this project before it was purchased by Flournoy & Calhoun Commercial and worked for SWIFT Galey Textile to reposition the property for sale. MASS was then retained by Flournoy & Calhoun Commercial to help rezone the property with the City of Columbus. MASS assisted in the DRI Level Traffic Study, Rezoning and Townhall Meetings and Presentations, Site and Building Renderings, Master Site Planning, Roadway Design along State Route 80 and Talokas Lane Extension, Master Hydrology Study Design and Retention Pond Design, MASS Grading Plans and Utility design.

MASS Engineering and Consultants completed a detailed design for a multi-story brewhouse and restaurant in downtown Acworth. The project included detailed engineering for site, grading, stormwater, water, sewer, erosion, control and landscaping to meet the development requirements, for the City, the County and the State. The hydrology design included an underground detention system that included water quality for the new development.

MASS Engineering and Consultants completed a detailed engineering design for a 35+ acre mixed used development that includes retail, commercial, restaurants and townhomes. The site detailed engineering for a new sanitary force main and lift station with gravity sewer main for all future phases of the development and future adjacent parcel connections. The water line design was for a new water main and looped system for all phases of the development. The environmental design included a new nationwide permit to remediate areas of existing wetlands and streams to exaction and fill for future commercial developments. The project also included new signalized intersection with new right-in/right-out intersections with deceleration lanes and all approved with the Georgia Department of Transportation. The project received all GA EPD and US Army Corps permits and erosion control and wetland remediation along with permits for all City and County requirements.

MASS Engineering and Consultants completed a detailed engineering design for a multi-building industrial complex located along Jamesson Way in the City of Columbus. The project included detailed design for site, grading, stormwater, water, sewer, erosion control and landscaping. The civil site, grading, water & sewer and landscape was designed for compliance with the City development regulations and the hydrology design was completed to included water quality for the new development.

MASS Engineering and Consultants completed a detailed design for a multi-story medical office complex located along Liberty Boulevard and Riverstone Parkway in the City of Canton. The project included detailed engineering for site, grading, stormwater, water, sewer, erosion control, landscaping and coordination for the City’s overlay district. The civil site design was needed for a land disturbance permit with the City and County Water and Sewer Authority, permits with the State EPD permit, Georgia Department of Transportation permit for the sidewalk and landscaping along Riverstone Parkway. The hydrology design included an underground detention system that included water quality for the new development.
